A long standing commercial account, chairs included

This is a long standing commercial customer, one we look after across several sites. We keep them unnamed here, the same as every commercial job we write about, because they did not sign up to appear in anyone else's marketing.

The chairs in the photo are part of a regular booking that also takes in the carpet and the rugs. The saddle stool in the middle is the one that gets the most use, and the two fabric armchairs either side are the ones visitors sit in. Different chairs, different wear, same visit.

Why office chairs age faster than anything in a house

Work out the hours. A staff member is in the same chair roughly forty hours a week. A home lounge might get two or three hours a night, spread across more than one seat. The office chair is doing several times the work on a smaller area of fabric.

Then there is what goes into it. Body oils and perspiration through the seat and the backrest, hand cream and sunscreen on the arms, coffee, and lunch eaten at the desk more often than anyone admits. On a light fabric it shows as a darker patch where the shoulders sit and a shine on the arm rests.

The part people notice last is the smell, and it builds slowly enough that the people sitting in it stop registering it. A visitor notices immediately.

Working around a business that cannot stop

The practical constraint on commercial work is never the cleaning. It is the fact that the business has to open in the morning.

Chairs are cleaned in place, so nothing has to be carted out to a van or taken off site. Moisture is kept controlled and the extraction pass takes most of it back out, which is what keeps drying times short. Done in the evening, chairs are generally fine to sit in the next morning. Airflow through the room helps, so leaving the air conditioning running overnight is worth doing.

Where a site cannot lose access at all, the work gets split across visits, a floor or a section at a time. That is more common than doing a whole building in one go.

What we clean, and what we leave alone

Fabric seating is the work. Office chairs, visitor and waiting room chairs, staff room lounges, tub chairs, banquette seating and fabric partition panels where they have marked.

Leather is a different job with different products and we treat it as such rather than running a fabric process over it. Mesh backed chairs clean up well, but a mesh panel that has stretched or torn is a repair, not a clean, and we will say so. Fabric that has actually worn through will not come back either. A clean makes worn fabric clean. It does not make it new.

Most sites book the seating alongside the commercial carpet cleaning, which is the sensible way around it. The chairs sit on the carpet, so doing one and not the other means walking treated carpet under dirty chairs or the reverse.

It follows the count and the type. Twenty task chairs in an open plan office is a straightforward run. A reception fit out with mixed fabric tub chairs, a lounge and banquette seating is a different proposition, and heavily soiled fabric takes longer than fabric on a maintenance schedule.

The minimum call-out fee is $145 plus GST, the same across the Gold Coast to Tweed Heads area. Give us a chair count, a rough idea of the fabric and whether it needs to happen outside business hours, and you will get an estimate. Estimate rather than quote, because fabric type and how far the soiling has gone are confirmed on site.

On frequency, most commercial seating does well on an annual clean, and heavier traffic sites such as reception areas and medical waiting rooms usually sit closer to every six months. Fabric that is cleaned on a schedule stays serviceable a lot longer than fabric that waits until it looks bad.
