Do you service apartments?
Yes. For apartments with lift access and underground or basement parking with clear van access, we use our truck mounted equipment. For apartments where van access is restricted, we use a high-powered commercial-grade portable machine that delivers equivalent results.
What are your operating hours?
Monday to Friday 7am to 8pm, Saturday 7am to 5pm. Contact us outside those hours through our website and we will respond the next business day.
How do I get an estimate or make a booking?

Carpet Cleaning

What carpet cleaning method do you use?
We use truck mounted steam cleaning equipment on every residential and commercial job. Where the van cannot reach the property, we bring a high-powered commercial-grade portable machine that delivers equivalent results. We do not use hire equipment or domestic-grade portable machines.
How long does a carpet clean take?
A standard three-bedroom house typically takes one to two hours. Larger properties, heavily soiled areas, stain treatment, or multiple services in one visit will take longer. We can give a time estimate when you book.
How long do carpets take to dry?
Drying times typically range from two to six hours depending on carpet type, soiling level, amount of product used, humidity, and ventilation. We recommend opening windows and running ceiling fans after the job. Most carpets can be walked on carefully within a couple of hours.
Do you move furniture?
No. For WHS reasons we do not move any furniture, including light items such as chairs, coffee tables, and ottomans. All furniture must be moved from areas to be cleaned before we arrive. We will clean the cleared floor areas only.
Can carpet cleaning remove stains?
We treat stains as part of every carpet clean. Many stains respond well to professional treatment. Some stains are permanent or have been set by prior DIY treatment, and we cannot guarantee removal of every stain. We will assess the stain honestly and tell you what we expect to achieve before we start. Stain treatment is charged as part of the service regardless of outcome.
What should I do to prepare for a carpet clean?
Clear the floors of clothing, shoes, and loose items. Move all furniture from the areas to be cleaned before we arrive, as we do not move furniture. Make sure there is clear access from the driveway to the front door. If you have pets, keep them out of the treated areas during the clean and while the carpet dries.
How often should carpets be professionally cleaned?
Most residential carpets benefit from professional cleaning every twelve months. Households with pets, children, or high foot traffic benefit from cleaning every six months. Short-stay rental properties may require more frequent cleaning depending on occupancy rates.
Do you clean carpet for rental exits?
Yes. End of lease carpet cleaning is a significant part of our work. We clean to a professional standard and provide a tax invoice. If a flea treatment is also required, we can perform both services in one visit.
Do you guarantee stain removal?
We do not offer a stain removal guarantee. Some stains are permanent or have been worsened by prior treatment attempts. We advise honestly on what we expect to achieve before we begin. Stain treatment is charged as part of the service regardless of the outcome.
Do you clean carpet in commercial properties?
Yes. CPH Services Gold Coast provides commercial carpet cleaning for offices, medical practices, schools, childcare centres, body corporate buildings, strata, hospitality venues, retail premises, and more. We work around your schedule including after hours where required.

Pest Control

What pests do you treat?
CPH Services Gold Coast treats cockroaches, ants, spiders, rodents, fleas, and wasps as part of general pest control. We do not treat termites. For termite inspections and treatment, we recommend engaging a licensed termite specialist.
Are your pest control products safe for children and pets?
We use APVMA-registered products and apply them in accordance with the manufacturer's specifications and our licensing requirements. We will advise you on any precautions for children and pets at the time of booking and before treatment. Requirements vary depending on the products used and areas treated.
Does pest control come with a warranty?
Warranty periods vary by pest type. Australian cockroach treatments carry a six month warranty. General pest treatments, including ants, rodents, wasps and general cockroaches, typically carry a three month warranty reflecting our product supplier terms. Spider, silverfish and flea treatments carry no warranty due to the nature of that pest activity and re-entry from outside. Your written service report documents the specific warranty applicable to your treatment.
How long does a pest treatment last?
As a general guide, Australian cockroach treatments carry a six month warranty and general pest treatments typically carry a three month warranty. Spider treatments carry no warranty due to the nature of spider behaviour and re-entry from outside. For the specific warranty applicable to your treatment, refer to your service report.
Do I need to leave the house during pest treatment?
For most internal treatments, occupants and pets need to vacate the treated areas until the product has dried, which is typically one to two hours. We will advise you on specific requirements when confirming the booking.
Do you provide a written pest control report?
Yes. We provide a written pest control service advice report after every treatment. The report documents the treatment performed, products applied, areas treated, and any follow-up recommendations.
Are your pest management technicians licensed in Queensland?
Yes. Our pest management technicians hold a licence under the Queensland Medicines and Poisons (Pest Management Activities) Regulation 2021, with the required endorsements for treating pest activity at high-risk places including food premises and sensitive places including childcare centres, aged care facilities, and medical premises.
Do you treat rodents?
Yes. We treat rats and mice. We assess the property, identify access points and harborage areas, and apply a treatment program appropriate to the level of activity and the property type. Following the SGAR regulation changes in March 2026, certain second-generation anticoagulant rodenticides including brodifacoum and bromadiolone are now restricted chemicals. Our technicians hold the required licences to use these products where permitted.
Do you treat termites?
No. CPH Services Gold Coast does not treat termites. We provide general pest control only. For termite inspections and treatment, please engage a licensed termite specialist.
Do you service commercial food businesses for pest control?
Yes. We are endorsed for pest management at high-risk places, which includes food businesses under Queensland's Medicines and Poisons (Pest Management Activities) Regulation 2021. Food businesses are required to maintain pest control under FSANZ Standard 3.2.2. We provide a written service advice report after every commercial treatment, which forms part of a compliant pest management record.

Flea Treatment

What is the difference between a flea treatment and an end of lease flea treatment?
An end of lease flea treatment combines professional carpet cleaning with a licensed flea treatment in a single visit. It is typically required by real estate agents when a tenant with a pet vacates a property. A standalone flea treatment is for active infestations in an occupied or vacated property and uses a structured treatment program to address all flea life cycle stages.
How many flea treatments are needed for an active infestation?
Active infestations require a three-step treatment program. The initial treatment is followed by a second visit at ten to fourteen days, and a third at twenty-one days. This schedule targets adult fleas, larvae, and emerging pupae across the full life cycle. A single treatment is rarely sufficient for an established infestation.
Does the end of lease flea treatment satisfy real estate requirements?
Yes. For end of lease and exit flea treatments we provide both a tax invoice and a written pest control service advice report. The service report is a requirement under Queensland pest management regulations and is the documentation most real estate agents require alongside the invoice. We recommend confirming the specific requirements with your property manager before booking.
Do occupants need to vacate during flea treatment?
Yes. All occupants including pets must vacate the property during treatment and for the recommended re-entry period after. In most cases, re-entry is possible within a few hours once the product has dried. We advise on specific timing when confirming the booking.
Can pets re-enter after a flea treatment?
Yes, once the product has fully dried and the recommended re-entry time has passed. Do not allow pets to lick treated surfaces until the product is dry. We will give you specific timing when we confirm the booking.

Mattress Cleaning

What does professional mattress cleaning involve?
We use steam extraction and antibacterial treatment on every mattress clean. This removes dust mites, bacteria, allergens, and accumulated soiling that regular sheet washing does not reach. Fabric protection treatment is applied as a standard part of the service.
Do I need to prepare the mattress before you arrive?
Yes. Please strip the mattress of all sheets, pillowcases, and mattress protectors before we arrive. The mattress should be accessible with nothing stored underneath that would prevent us from treating the full surface.
How long does a mattress take to dry after cleaning?
Drying times are typically four to eight hours but can vary depending on mattress type, soiling level, humidity, and ventilation. We recommend keeping the bedroom well ventilated after the clean.
Do you use UV light detection on mattress jobs?
UV light detection is available on request. It can be useful for identifying biological contamination before or after the clean. Ask when you book if you would like this included.
How often should mattresses be professionally cleaned?
Every six to twelve months is recommended for most households. Households with young children, asthma or allergy sufferers, or pets that sleep on or near the bed benefit from cleaning at the six-month end of that range.

Couch and Lounge Cleaning

Can all couches be steam cleaned?
No. The appropriate cleaning method depends on the fabric type and the manufacturer's care code. Fabrics coded S, which includes viscose, rayon, silk, and acetate, cannot have water or moisture applied without risking permanent damage including watermarks and fibre distortion. We inspect and test the fabric before starting and only proceed with a method appropriate to the material.
What fabrics cannot be wet cleaned?
Fabrics with an S care code on the manufacturer's label, including viscose, rayon, silk, and acetate, cannot be wet cleaned. Applying moisture to these materials can cause permanent watermarks and irreversible fibre damage. We identify these fabrics at inspection and advise on appropriate options.
Do you clean leather lounges?
Yes. We clean and condition leather lounges using products formulated for the specific hide type. Leather cleaning is priced on enquiry as hide grade varies significantly and affects the products and process required. We do not use steam or moisture on leather. All leather cleaning is carried out by hand.
Can pet odour be removed from a couch?
In many cases, yes. We use an antibacterial enzyme treatment to break down the organic matter causing the odour at the source. This is an additional cost that we advise on inspection, as the degree of penetration and the fabric type both affect the outcome. We will tell you what we can realistically achieve before we begin.
Do you clean removable couch covers?
No. We do not clean removable covers. We clean frames, base cushions, arms, and fixed upholstery in place.
How long does a couch take to dry after cleaning?
Longer than carpet, as the inner fillings of cushions and seat bases retain moisture. Drying times range from several hours to a full day depending on fabric type, soiling level, the amount of product required, and ventilation. Good airflow after the clean significantly reduces drying time.
Can stains on a couch be removed?
We treat stains as part of every lounge clean. As with carpet, some stains are permanent or have been worsened by prior DIY attempts. We give an honest assessment of what we expect to achieve before we begin. Stain treatment is charged as part of the service regardless of outcome.

Tile and Grout Cleaning

What tile cleaning method do you use?
We use truck mounted high-pressure cleaning equipment with a specialised tile and grout tool. For areas where the van cannot reach, we use a high-powered commercial-grade portable machine. We do not use mops, hand scrubbers, or domestic cleaning products.
Can you restore grout to its original colour?
No. We clean tile and grout only. We do not re-grout, colour-seal grout, or carry out any repair work. Where grout is heavily soiled from years of use, professional cleaning can significantly improve its appearance but may not fully restore it to its original colour.
What types of tiles do you clean?
We clean ceramic, porcelain, and natural stone tiles on internal floors, shower recesses, and external surfaces including verandas and outdoor entertaining areas. We do not clean sand-based pavers where high pressure would dislodge the jointing sand.
Can you clean tiles and carpet on the same day?
No. Due to the logistics of our equipment and process, carpet cleaning and tile cleaning cannot be scheduled in the same visit at the same property.
What happens if grout is cracked or fractured?
We inspect tiles before cleaning. If we identify cracked or fractured grout, we will advise you, as high-pressure cleaning can worsen existing fractures. In these situations, we may recommend having the grout repaired before proceeding with a clean.
Is there a minimum call-out fee for tile cleaning?
Yes. Our minimum call-out fee is $145 plus GST. This applies across all our services. We price tile jobs by inspection rather than by square metre, as the condition of the tiles and grout significantly affects the time and product required.

Pricing and Booking

How do you price your services?
We provide estimates after you give us detailed information about the property and scope of work, either through our 60 Second Quick Estimate or over the phone. For complex or larger jobs, we inspect first and provide an accurate estimate on site. We do not advertise fixed per-square-metre rates for most services, as property conditions vary significantly.
Do you have a minimum call-out fee?
Yes. Our minimum call-out fee is $145 plus GST. This applies across all services.
Do you offer package deals?
We do not advertise package deals. We assess each job on its merits and provide an estimate based on what the work actually requires. If you have multiple services to discuss, contact us and we will provide a combined estimate.
Do you require a deposit to book?
For residential bookings, no deposit is required. For commercial jobs, a deposit may be required for larger works, with the balance payable upon completion. We will advise if a deposit applies when confirming your booking.
What payment methods do you accept?
We accept payment on completion of the job. We will confirm accepted payment methods when confirming your booking.
Do you provide invoices?
Yes. We provide a tax invoice for every job completed. Commercial clients receive invoices suitable for accounts and facility management records.
Do commercial clients need to sign a contract?
No. We do not lock commercial clients into service agreements. We believe the right way to keep a client is to do excellent work and earn the next booking. Our commercial clients return because the standard of service gives them a reason to, not because they are locked in.
