Why mopping does not clean grout

Tiled floors and surfaces are low maintenance until they are not. Day to day mopping keeps tiles looking passable, but it does not clean grout. Grout is porous, it sits below the tile surface, and it absorbs everything that lands on it over time: cooking oils, food particles, body oils, soap residue and general soilage. Once grout is contaminated, a mop and a bucket will not shift it. The grout lines darken, the overall floor looks dirty regardless of how often it is mopped, and the problem compounds year on year.

Our position on honesty: we would rather tell you upfront that your tiles are not suited to a high pressure clean than proceed, damage the grout, and leave you worse off than when we arrived. That conversation happens at inspection, at no cost to you.

What we do not do

We are a cleaning service. We clean tiles. We do not provide grout repair or regrouting, grout colouring or recolouring, tile repairs or replacement, or grout and tile sealing. If your grout needs repair or recolouring after cleaning, we recommend a tiling specialist, and we will give you an honest assessment of the grout condition at inspection.

Fractured grout: when we advise against cleaning

Many Gold Coast homes have tiles laid a decade or more ago, and grout deteriorates over time. Grout lines can develop fine fractures that are not obvious until you look closely. When high pressure water is applied to fractured grout, those fractures can open further, and in some cases the cleaning process accelerates grout breakdown to the point where regrouting becomes necessary. If we inspect your tiles and identify grout that is too fragile to withstand a high pressure clean safely, we will tell you before we start, at no cost and with no obligation. The right course in that situation is regrouting first, then a professional clean.

How we clean tiles and grout

Step 1: Inspection and assessment

We examine the tile type, the grout condition, the extent of soiling, and whether any areas require particular care or should be excluded. We walk through everything with you and set clear expectations before any product is applied.

Step 2: Product application

We apply a cleaning product formulated for the tile type we are working with. Ceramic tiles are more absorbent than porcelain, so grease and food oils penetrate more readily and need a penetrating degreaser with proper dwell time. Porcelain is denser and responds to surface treatment with mechanical agitation. Kitchen tiles in particular accumulate airborne cooking oils that need a stronger alkaline product to break down.

Step 3: Agitation and scrubbing

After the product has dwelled, we agitate the tile surface and grout lines to loosen embedded soiling. Grout sits below the tile surface and needs direct mechanical action. This step is what makes a professional clean significantly more effective than any mopping regime.

Step 4: Truck mounted high pressure extraction

A specialist tile cleaning tool connected to our truck mounted system delivers high pressure hot water and steam directly onto the tile surface and into grout lines, and simultaneously extracts the contaminated water. The combination of heat, pressure and industrial extraction achieves a depth of clean no household machine or hire equipment can replicate, and the floor is not left soaking.

Step 5: Post-clean assessment

We walk through the result with you before we leave. If any area is limited by grout condition or tile type, we explain what we found and what if anything can be done.

Why kitchen grout gets darker than the rest of the house

If your kitchen grout is noticeably darker than the grout in other rooms, it is not a cleaning failure. It is chemistry. Cooking produces airborne oil and food particles that settle on every surface, including porous grout. Over months and years the accumulation turns light grout a deep grey or brown, and gas cooking or heavy oil use accelerates it. A professional clean with the right alkaline degreaser addresses the bulk of this soiling in most cases. Very old, heavily soiled grout may not return to original colour, and we say so before we start rather than after.

A note for rental tenants

Carpet and tile cleaning on the same visit

We do not clean carpet and tiles in the same property on the same visit as a standard service. Cleaning carpet before tiles risks re-soiling the carpet from the tile work; cleaning tiles before carpet creates access issues across wet surfaces. Done properly, each needs the space and time to be completed correctly and to dry appropriately. We would rather schedule two jobs done properly than one job done under time pressure.

Not safely in most cases. Fractured grout is a risk with high pressure cleaning. Do you clean outdoor pavers?
We clean external tiled areas including covered verandas and patios where tiles are set in a solid base. We do not clean outdoor pavers that are set in sand. High pressure cleaning on sand based installations displaces the sand between tiles and leaves gaps that the homeowner is then left to repair.
